Roof Repairs and Roof Maintenance in NY

When the building starts getting leaks from the roof, costly roof repairs are unavoidable because tenants want the leak repair immediately. Naturally they are afraid of having their valuables damaged or destroyed in residential buildings. Similarly the tenants in stores and commercial buildings are also concerned of having their merchandise damaged.

Apart from the ignorance on maintenance, climatic conditions too have an adverse effect on the roofs of buildings. Let us consider the climatic conditions of New York City, the most populous city of United States. We find that adverse and uneven weather conditions are responsible for water leakages from roofs. For timely maintenance of such buildings, only authorized NY roofing contractors are required.

The following are the possibilities that may cause roof leaks in New York:

1. Main Roof - Over time roof membrane deteriorates because of natural wear and tear, repairing or replacing is necessary to solve the problem.

2. Roof Bulkhead - Sometimes the main roof is in good condition but the roof on the bulk head is damaged which causes leaks. Only a small roof repair is needed to resolve the issue.

3. Skylight on the bulkhead - At times the roof is good but the skylight leaks due to unprofessional installation or cracks in the car. A new skylight or a minor repair can fix the leak.

4. Inside face of Parapet Walls and Bulk Head Walls - In some cases the masonry walls are tarred and flashed. When rain hits the wall for long periods of time, water penetrates the wall and does not come out because of the tar and flashing. As the water stays in the masonry it causes cracks and mortar to deteriorate. Eventually causing leaks from the inside face of parapet walls and bulk head walls. We have done hundreds of projects related to this issue, and have never gotten a complaint after doing our work.

5. Through Wall Flashing, Metal Cap Flashing, and Termination bars. - Some roofs leak because there is no through wall flashing, metal cap flashing, or terminations bar to protect the roofing membrane on the base of the parapet walls. In some cases you may have all the above but poor installation. Some repairs to fix the problem.

6. Roof Drains, Scuppers, Gutters, and Leaders - Some roofs leak from drains that are either damaged or not installed properly. Similarly scuppers, gutters, and leaders all contribute to roof leaks if they are missing, rusted, or not installed professionally.

7. Plumbing, Electrical, Vertical Protrusions, and Vents - Some roofs leak because there are no pitch pockets around vents, vertical protrusions, and utilities are not mounted to the structural framework. New pitch pockets and miscellaneous are needed. For all such work of roofing in New York, certified professionals should be preferred.

To avoid the above-mentioned expensive repairs, management should maintain the roof. It is recommended that professional New York waterproofing company should inspect the roof and their recommendations should be followed.
