Gurgaon the millenium city of India offers great opportunities for real estate investment

It took more than two decades for Gurgaon to come up at this level and be recognised as "The millenium city of India".

And now it is the most wonderful place to live in India. A good classe factor. Presence of Multinational companies & Fortune 500 companies have made its economy boom like anything.
Gurgaon city alone provides 70% of the Revenue of the state of Haryana.

A high gentry with better incomes than even Europe or America makes it more worthwhile. No doubt we can call it the Manhattan of India.

Just like there are thousands of Big Brains in Manhattan likewise here in Gurgaon.

And this is just "The begining". Gurgaon's population is still 1.5 million only and is expected to be more than 5 million in 7-8 years. Which means Triple in just 7 years.

That will mean an increase of 3.5 million people and a need of at least 900,000 houses. Isn't it a big figure? Even if we count all the projects in Gurgaon which have just recently been launched and will be providing the ready to move accomodation to people in next 5-7 years. It counts to no more than 100,000 houses/apartments. This means a big shortage of more than 800,000 homes/apartments.

And there lies the opportunity. More demand and less supply. And that too with a very wide gap. 6 times lower supply than requirement of homes in gurgaon.

So the point is this that gurgaon has ample scope to give a high return on real estate investment in India. We have personally witnessed that there has been a growth of 40-50% in property prices in Gurgaon in just past 4 months since June 2011. Thats a wonderful return and in these times of Global recession there is no other city in the World which is offering returns of such magnitude in property investments.

Real estate in Gurgaon has prospects to be as expensive as Tokyo, New York, Shanghai or any other Mega City. The reason is the presence of Fortune 500 Companies and a rich population have a good income.

Where to invest? How to invest in properties in Gurgaon?
This is a big issue. One has to be careful while making investment anywhere. People need a good source of knowledge who can guide them honestly for a better return out of their investments. A good realtor is what everyone needs. Buying directly from Developers or Governement agencies can also help a lot in making a prudent decision. But for a whole market perspective only Eye of a good real estate agent can help. There are several property dealers in Gurgaon. But only few are professional enough. Do look for a solid background while choosing your agent. NRI's can sometime benefit from buying deals in groups with their friends or colleagues.
