After the drawing stage you would move on to submitting the plans to the local council. Planning permission is not always required but this should be checked again with your local council. They will advise you if you can go ahead without permission. They may let you proceed with a L.D.C.

The building regulation department would also be given the plans/ drawings and they will check them and point out any mistakes or advise changes if necessary. Building regulations MUST be followed and the council will check on the build as is being built. This is to ensure that drawings and relevant calculations are being followed. The building regulation department are excellent because they provide you with the piece of mind that all is well and the loft conversion is safe with regards to fire safety and load bearings.

You would by now have chosen a builder to take care of the construction side of things. When getting a builder it is always best to contact a couple of their last few customer so you can get an idea of how the builder works. Ask for references. Check that the customer are happy with the building company and ask what level of service is provided. Many builders are very good talkers and can promise the world but when it comes to the crunch they can be not so good.
