Investing in Cyprus

It is very easy for holidaymakers to think of Cyprus as a Greek island in the eastern Mediterranean and forget or not realise that it still has the only divided capital in the world. The island is separated by a UN border or “green line”. The south of the island is administered by the Republic of Cyprus (ROC) a Greek Cypriot government while the north of the island is controlled by the Turkish Republic of Northern Cyprus (TRNC) a Turkish Cypriot government.

Since 1974, after a Turkish military operation to protect the Cypriots from an attempted coup by a Greek militia, the island has seen many failed attempts at reunifying the island’s people.

Over the years holidaymakers from all over Europe have enjoyed vacations on both sides of the divide with the south of the island enjoying the lion’s share of tourists and investors in property. However after the 2004 referendum, in which the Cypriot residents of both sides voted on a plan to reunify the island, the north has seen a boom in property investment and has enjoyed a continuous growth in the development of holiday homes and hotels.

Cyprus has seen an increase in interest by investors from Russia and the Middle East and this has increased the exposure and popularity of the island as a whole. The recent political developments with the leaders of both sides showing positive moves towards a solution on the issues surrounding the future of the island have also helped to promote the island as a safe place to invest.

While investing in the property market can be a daunting challenge anywhere in the world, Cyprus has become one of the safest and easiest countries to invest in. The majority of investors prefer to come out on a holiday or take advantage of the inspection trips offered by estate agents and developers; the latter is a great way to see the island and the agents provide a vast quantity of useful information on issues related to buying a property in Cyprus as well as information on the best beaches, restaurants, bars and Cyprus life in general. Those who are still not convinced on the benefits of investing in Cyprus property prefer to spend their next holiday in a self catering holiday home which gives a good insight into home living and a great opportunity to go out and meet the expats that have already taken the plunge.


When making any investment it is best not to jump straight in, whether you rent a holiday home for a couple of weeks or for a longer stay you will be in a better position to make the right decision, you will have time to collect as much information as possible and weed out the bad eggs this could be an estate agent, developer, solicitor or banking institute.

The only way to get a real feel for Cyprus and collect the right information is to live Cyprus and meet other investors who have bought a property here.
