A fixed rate mortgage means that the interest rate will remain the same. It will not be affected with the changing trends of the loan market. The borrower will be paying the same monthly instalments throughout the loan period. Incidentally, if you are paying fixed interest rate for the first five years, you may opt for a variable or adjustable mortgage loan for the remaining loan term. Of course, this change is subject to your lenders policies.

In a variable rate mortgage, the monthly interest rate will vary from time to time. Depending on the market index, the interest rate will fluctuate.

This plan works if you take a short term home loan for a period of say, ten or twelve years.
