After working for a Real Estate company located on the Costa Blanca I thought I had landed on my feet working with a professional looking and respectable company. As time drew on within the company I began to see the manner in which Estate agents really worked in Spain with potential property buyers.
If you are looking to buy a property in Spain there are a few things that might make things less stressful, costly and frustrating. Firstly, if you know someone whom has bought a property before and enjoyed a stress free experience with a certain agent – you may find this easier as you know they have had no issues to deal with. Secondly, make sure you use a COMPLETELY independent lawyer / legal team – ensure they have no connection at all with the Real Estate company, as if they are in partnership they will do everything possible to push through the sale of the property. Even if there are legal issues with the property in question, i.e. debts remanding on the property or building certificates, etc – the lawyers’ job is to make sure that nothing prevents the sale from being completed.
If you can, after viewing a property – go back and speak to the owner directly, you will find that the owner’s price and Estate agents price is a million miles away and you will save absolute thousands in agents over priced commissions even though you will infuriate the agents that you are using.
Due to the demand not being what it was for property in Spain and the vast amounts of property available on the market, it is harder for Spanish property owners to sell their property for the price that they want and to incorporate the commissions that are put on top of that price by the agent. Therefore agents bully the owner, attempting to lower the owners’ price when they have a potential purchase to complete the sale often just to put more money in their account not yours.
Real Estate agents in Spain, like any salesmen are interested in one thing - simply the deposit that secures the property and takes the property off the market, many agents will state that if you do not intend to complete the purchase the deposit will be lost (in the agents pocket!!!).
Many an agent will state they are cheaper than they actually are - compare prices and make sure you do your homework before you make the jump in with both feet and put down your deposit.
Like all businesses, overheads and advertising needs to be accounted for and due to the huge commissions that Real Estate agents demand for their over priced services the need for clients and leads is also covered by the ones whom are buying, so find be careful when you chose your Estate agent or as I have stated already – use one that a friend or family has used before, low commission agents are few and far between – but there are some out there.
And best of all – go straight to the owner and save yourself thousands off the agents’ price.
