In 1882, Charles Landis envisioned a utopian beach city that would be "the American Venice," filled with canals, fountains and public art.
Just 20 miles south of Atlantic City, Sea Isle is sort of like the shore's best kept secret. On one hand, it's a Big City baby boomer respite - a sort of "artificial Xanax" where they can finally breathe a sigh of relief. Some even buy a second home or vacation home here.
On the other hand, it's become a great place to find a first time home in South Jersey - primarily because it's less expensive and less congested than its neighbors Ocean City, Avalon and Stone Harbor.
"Years ago, teenagers would call it Senile City because it was just slower than Ocean City or Wildwood, where there were boardwalks and rides and all that stuff," said resident Nick Bozine said. "But Sea Isle has always been for families."
"I did all the bar scene when I became legal," said Steve Trevelise, a comedian and Philadelphia radio reporter. "Now I have twin 1-year-olds and I do the family stuff: the promenade, the beach, just hanging out."
"The reputation that this is a party town is a bit overblown," said Megan O'Neill, who said that the bars and clubs are clustered in a five-block section of the five-mile island. "Most of it is families, and middle-class families at that."
First time buyers in South Jersey will find the landscape has its fair share of pubs, clubs, casinos and attractions opening. "There have always been an Italian-American club in Sea Isle and a V.F.W. and Irish bars that welcome everybody," Bozine said. Condos have replaced the Fun City amusement park but arcades, bars with outdoor seating, Internet cafes, coffeehouses and standup comedy clubs still exist. The Isle also hosts an annual February polar bear plunge, free summer concerts, a yearly baby parade and a host of other outdoor festivals.
The market is ideal for first time home buyers in South Jersey, real estate experts say. For one, there were almost twice as many homes purchased in 2007 compared to 2006 - and yet the prices still remain 10-20% below the peak pricing. This means that a $650,000 home is selling for $550,000, with a much lower interest rate. Sea Isle City first time homes in South Jersey are about 25% less than Ocean City -- and 40-50% cheaper than Avalon or Stone Harbor.
Real estate broker Drew Fasy says that many first time homes in South Jersey were traditionally used for investment properties that rented out for $1,500 per week during the summers. "Prices started going up in the late 1990s, but until 2001, it was mostly people buying second homes to use them," he explained. The property flippers came in from 2001 - 2004, renovating a lot of properties to sell. First time home buyers in South Jersey can expect prices ranging from $350,000 for a two-bedroom condo to $600,000 for a four-bedroom side-by-side duplex, to $1.7 million for a 2,000-square-foot beach home.
In addition to South Isle, many first time home buyers in South Jersey are finding their homes in Moorestown (which CNN Money Magazine called "one of the best places to live") or Cape May / the Upper Township (heralded by Jersey Monthly Magazine as the "second-best place to live in New Jersey").
