The most important tip to find a good contractor is to ask friends and neighbors, but don’t stop there. Talk to local businesses. Ask them direct questions about a contractor. Ask your local hardware stores, lumber stores, and building supply stores for a referral.
Once you have a preliminary list of contractors start calling to prequalify them. Make sure they have a license for you area, general insurance, property insurance, personal liability insurance and workers compensation for employees.
A contractor that is well established in your area will be able to offer a list of references. Make sure you call them. Ask them if they had any issues with scheduling, completing the project on time, quality of work, and would they recommend this contractor to friends. Take the time to ask many questions. Most people, if satisfied with the workmanship, will offer details. If possible, ask if you can visit to see the finished project.
Get three estimates and compare all the details. Is the estimate complete, professionally drafted, does it leave out major items? What are the terms of the agreement? Know your rights. You have three days to cancel a contract. You will want to know when can the project start and how long will it take to complete. One item homeowners forget to discuss is the cleanup after the project. Don’t assume – ask. Some contractors will remove all debris and actually “clean” the area as part of the companies policy on customer service.
The best “price” is not always the best deal. Review and make sure the contractor knows and understands exactly what you want. Get every detail possible in writing. The more you communicate with the contractor the more information you will have to make your final decision.
Trust your instincts and ask yourself if you are comfortable being around this contractor. Remember, based on the size and scope of a project, the contractor might be at your home for days or even weeks. Make sure you’re comfortable with this contractor and you know that they will be available to discuss the progress of the project or any related questions.
Once you have selected your contractor you can enjoy seeing your home improvement dream come to life. At the end of the project, make sure everything is completed based on the contract. If you’re satisfied with the quality of work, tell your friends and neighbors about the contractor.
