However for property hunters keen to unearth a cut-price deal, the unassuming resort of Scalea is our top recommendation for 2012.
The area boasts all the attractions of more renowned Mediterranean coastal retreats – a irresistible sandy beach, crystal blue water and a temperature that averages a warm 49.5 degrees Fahrenheit at the start of the year and that hits approximately an average of 78.5 in early Autumn. Then again late Autumn sees typical measurements of nearly 73 F.
But it is in terms of affordably priced apartments and houses – potentially the most profitable deals on offer across the Italian market right now – where it sticks out.
Real estate prices are just less than Euro 1,000 per sq m. In practice it means a 25sq m studio apartment around 3 minutes’ walk from the sea can start at just Euro 20,000. A 30sq m one-bedroom sea-view flat can be picked for only Euro 29,000 or Euro 30,000.
By no means the largest, however more than adequate for a pair of holidaymakers – or three or four if they are ready to use the living room as an ad hoc bedroom at night-time. Factor in the fact that typically both coast and stores will be less than a 5-10 minute walk and that represents unbeatable value.
For an option a bit larger but still considerably cut-price, a 50sq m double-bedroom holiday home can start from Euro50,000 . One might also get one or more of a view over the sea, terrace and garden within that if you are lucky.
In general, the overall cost of living away from northern Italy – everything from real estate costs down to how much you are charged for a seaside gelato – tends to be far more affordable in contrast to regions of Italy like Rome and Tuscany, which attract greater numbers of non-Italian vacationers and are more expensive as a result.
The speed of daily existence in this part of Italy is inclined to be noticeably more patient. This is, you speedily come to notice, unspoilt Italy. Something that is gradually changing, with non-domestic buyers increasingly drawn to places such as Scalea in search of better value. Italians have always come on holiday here of course – meaning that letting return for your property is excellent.
Bear in mind there is much more to this town than cheap houses to purchase The town boasts almost 11,000 locals and sees that number swelled during the holiday season as Italians and growing hordes of visitors from the US and Britain flock to the resort. As well as the lovely views, the Tyrrhenian being overlooked by mountain peaks, the location has a varied history.
It rose to prominence as a Byzantine sea port, attracting traders from across the ancient world. A Byzantine castle and ancient wall dominate the old town centre, which sits atop the hills overlooking the coast and the port, which is packed with modern hotels and imposing villas.
Getting here is simple too. The nearest airport is Lamezia Terme, around 1hr 50 mins further south, while the airport in Naples is 2hr 30 mins drive to the north. Both airports can also be reached by train as Scalea has a mainline station.
